By using this website and/or making a reservation, you agree to be bound by these Terms and Conditions. 1. Our Services We provide direct online booking services for short-term rental accommodations, primarily located in Panama and the United States, together with any related guest services described on the website. All reservations are subject to: availability acceptance by us successful payment or deposit collection, if required compliance with these Terms and any property-specific house rules 3. Eligibility to Book To make a reservation, you must: be at least 18 years old have legal capacity to enter into a binding agreement provide complete, accurate, and current information use the website only for lawful purposes and legitimate bookings We reserve the right to refuse or cancel any booking if we reasonably believe that the reservation is fraudulent, unauthorized, inaccurate, or made in breach of these Terms. 4. Booking Confirmation A reservation is only confirmed when: you complete the booking request through the website; the required payment, deposit, or card authorization is successfully processed; you receive a confirmation email from us. A temporary confirmation screen or automated email acknowledging receipt of your request does not by itself guarantee final acceptance if a pricing, availability, or technical issue exists. 5. Prices, Fees, and Taxes All rates displayed on the website are shown in U.S. Dollars (USD) unless otherwise stated. The total price presented at checkout will include all mandatory charges disclosed by us for the booking, such as: accommodation charges cleaning fee required service fee, if any mandatory utility fee, if applicable and disclosed any other non-optional charge imposed by us Government taxes, tourist taxes, occupancy taxes, VAT, sales taxes, or similar public charges may be shown separately where legally appropriate. You are responsible for reviewing the final booking amount carefully before completing payment. 6. Payment Terms Depending on the property and rate selected, we may require: full payment at the time of booking a partial prepayment a security deposit a card preauthorization We accept the payment methods displayed on the website at checkout. By entering your payment details, you represent and warrant that: you are authorized to use the chosen payment method the billing details provided are accurate you authorize us and/or our payment processor to collect the applicable charges If a payment is declined, reversed, disputed, or flagged for fraud review, we may suspend or cancel the reservation. 7. Security Deposit and Damage Charges Some bookings may require a refundable security deposit or a preauthorized amount on your card. We may apply deductions or request additional payment in the event of: damage to the property missing items smoking inside a non-smoking property extraordinary cleaning required after check-out lost keys or lockout service unauthorized pets unauthorized guests violation of house rules unpaid fees or extra charges properly disclosed before booking Where no issue is found, the deposit will be released or refunded according to the timing of the payment provider or banking system. 8. Check-in Requirements To complete check-in, guests may be required to provide: a valid government-issued ID guest names and contact details arrival information any registration details required by local law, building policy, or tourism regulations Failure to provide required information before check-in may result in delayed access, denied check-in, or cancellation where legally permitted. 9. Check-in and Check-out Times Unless otherwise stated in the property listing or confirmation email: Check-in: after 3:00 PM Check-out: before 11:00 AM Early check-in and late check-out are not guaranteed and are subject to availability. Additional charges may apply. 10. Guest Responsibilities You agree that you and anyone staying with you will: respect the property and its contents follow all house rules and building regulations comply with occupancy limits avoid disturbing neighbors not hold parties or events unless expressly authorized not use the property for illegal, commercial, or prohibited purposes not sublet, assign, or transfer the booking without our written approval You are fully responsible for the conduct of your group and any visitor you allow into the property. 11. House Rules Each property may have its own specific house rules, which form part of the booking agreement. These may include rules concerning: noise visitors pets smoking balconies and safety garbage disposal shared amenities energy or air conditioning use parking condominium or building requirements Any breach of house rules may result in: extra charges immediate termination of the stay removal from the property without refund withholding of all or part of the security deposit 12. Cancellations and Refund Policy The cancellation policy applicable to each booking will be shown during checkout and in the booking confirmation. Unless a different property-specific policy is expressly stated, the following standard rule may apply: Standard Policy Example free cancellation up to 5 days before check-in if cancelled after that deadline, 100% is non-refundable in case of no-show, the reservation is non-refundable If you shorten your stay after arrival, leave early, fail to check in, or fail to meet check-in requirements, no refund will be due unless required by applicable law or expressly approved by us in writing. 13. Booking Modifications Changes to dates, number of guests, or other booking details are subject to availability and approval. Approved changes may result in: a higher or lower nightly rate added fees loss of promotional or discounted pricing updated taxes or charges We are not obligated to approve modification requests. 14. Non-Refundable Situations Unless otherwise required by law, refunds will not be issued for: no-shows late arrival early departure failure to provide identification or legally required information removal for breach of rules dissatisfaction relating to matters clearly disclosed before booking weather, flight cancellations, visa issues, illness, or personal schedule changes not caused by us Guests are strongly encouraged to purchase travel insurance. 15. Utilities and Additional Charges For some properties, especially where clearly disclosed before booking, additional charges may apply for: electricity consumption excessive air conditioning use extra cleaning lost keys lockout assistance pet fees parking approved extra guests damage or policy violations Any such charge must be clearly disclosed in the listing, checkout flow, booking confirmation, or house rules. 16. Property Condition and Availability of Amenities We make reasonable efforts to ensure that all property descriptions, photos, and amenity lists are accurate. However: minor differences in furniture, decoration, or layout may occur temporary interruption of Wi-Fi, electricity, water, elevator, pool, gym, or building services may occur beyond our control repairs or maintenance may become necessary before or during a stay We do not guarantee uninterrupted operation of third-party services or building amenities. 17. Relocation or Cancellation by Us In rare circumstances, we may need to cancel a reservation or relocate guests to a comparable property, including where necessary due to: force majeure serious maintenance issues health or safety concerns property damage double booking caused by system malfunction legal or regulatory restrictions If relocation is not possible, our liability will generally be limited to the amount actually paid to us for the affected reservation, except where mandatory law states otherwise. 18. Limitation of Liability To the fullest extent permitted by applicable law, we are not liable for: indirect or consequential damages loss of enjoyment, profit, opportunity, or business interruption of utilities or internet beyond our control acts or omissions of third-party service providers theft, loss, or damage to guest belongings injuries or damages resulting from misuse of the property or failure to follow house rules Nothing in these Terms excludes liability where exclusion is prohibited by law. 19. Force Majeure We are not responsible for cancellations, delays, service interruptions, or failure to perform due to events beyond our reasonable control, including: natural disasters storms or flooding fire epidemics or pandemics war terrorism civil unrest labor shortages or strikes government orders utility failures transportation disruptions In such cases, we will act reasonably and in good faith to mitigate the impact where possible. 20. Website Use You agree not to: use the website unlawfully make speculative, false, or fraudulent bookings copy or exploit website content without permission interfere with website security or operation introduce malicious software or harmful code attempt unauthorized access to accounts, systems, or data We may block access or cancel reservations linked to prohibited conduct. 21. Intellectual Property All content on this website, including branding, logos, text, layout, images, graphics, and software elements, is owned by us or used under license and protected by applicable intellectual property laws. You may not reproduce, distribute, modify, republish, or commercially use website content without our prior written consent. 22. Privacy and Data Protection We process personal data in accordance with our Privacy Policy. Complaints If you encounter an issue during your stay, you must notify us promptly and during the stay whenever reasonably possible. Governing Law These Terms and Conditions shall be governed by and construed in accordance with the laws of the State of Florida, United States, unless mandatory local law requires otherwise for a specific booking or property. 25. Jurisdiction Any dispute arising out of or relating to these Terms or any booking shall be submitted to the competent courts of Miami-Dade County, Florida, unless mandatory consumer protection law provides otherwise. 26. Severability If any provision of these Terms is held invalid or unenforceable, the remaining provisions will remain in full force and effect. 27. No Waiver If we do not immediately enforce a right under these Terms, that does not mean we waive it. 28. Changes to These Terms We may update these Terms and Conditions from time to time. The version in effect at the time of booking will apply to that reservation unless mandatory law requires otherwise. 29.
